Grantral Mall is located at 3151 Commonwealth Avenue West, Singapore 129581，next to the Clementi Station. Since we took possession in late 2016, we started the asset enhancement exercise in early 2017 to relocate the level 1 escalators, reconfigure the layout of the mall. We manage to maximised the built-up area and improve the efficiency of the usage of space. The total GFA after the AEI is 46791.11 sqft and latest rentable area is 30,16.01sqft. With this improvement, it had improved the return by 26%.

Currently, the positioning of the mall is to serve the communities in Clementi neighbourhood, the students from nearby tertiary institution, namely Singapore Polytechnic, Ngee Ann Polytechnic & National University of Singapore. The anchor tenants operating in the mall are the community clinic like NUPH, Anytime Fitness, Mind Stretcher, Kent Ridge Education, Kingdom Indulgence, Sichuan Tianfu Restaurant, Xin He F&B outlet and so on. With our enhancement exercise, it improved the usage of space and footprint, adding our “instantly response” of the service, we have achieved win- win outcome with amount of good reviews from shop keepers.
